CASE STUDY
Focused Facilities Management engaged Greenwire Consulting to undertake a detailed energy audit for Watermark Apartments, located within the Melbourne inner suburb of Hawthorn. Focused FM’s director Jeromias D’Costa is a mechanical engineer and knows the benefits of seeking expert advice, especially when it comes to assessing energy efficiency of facilities found to consume higher than normal electricity.
Energy Audit Details – The energy audit focused upon electrical equipment common to apartment owners, such as carpark lighting, carpark ventilation equipment, mechanical heating & cooling plant, lifts etc. The site was also assessed for the viability of Solar PV electricity generation. Power loggers were fitted to various switchboard circuits for 2 weeks to assist in constructing a load profile for the site. The largest consuming items were mechanical plant 55% and car-park/external lighting 40%. The oversized 45kW recirculating loop pump operates 24 hours per day 7 days per week consuming 40% of site electricity. Modifications to the pump arrangement were recommended to reduce energy consumption.
ENERGY SAVINGS REVEALED
- $ 27,800 PA – equivalent to 240 tonnes of CO(e) emissions per year.
EQUIPMENT AUDITED
GAS HEATING BOILER
Boiler daily frequency of operation was measured using internet enabled energy monitoring equipment.
CARPARK FANS
Supply & Exhaust fans operating times measured to ensure adequate ventilation of underground carpark.
EXHAUST FANS
Numerous roof top toilet & general exhaust fans assessed. Operating parameters reviewed for energy efficiency.
SCREW CHILLERS
8 large capacity refrigeration system screw compressors were checked for energy efficiency.
RECIRC LOOP PUMP
The largest consumer of electricity on site. A new operating strategy was formulated.
ELECTRICAL METERING
House Services Switchboards were checked that they served the right equipment.
